Seller Tips

Choosing your real estate professional is one of the most important decision you will make when selling property. I believe the more you look around, the more you will see the value of working with me. Regardless of who you choose to represent you, these simple tips will help you sell your home more quickly and efficiently.

Clean, Clean, Clean!

Shampoo the carpets, clean the base trim, wipe down the walls & clean the window coverings.  Shine the light fixtures, and replace any burned-out or mismatched bulbs.  Time to wash those windows—inside & out.

Minimize!

Clear off the kitchen countertops, organize the pantry, weed out the closets.  Potential buyers like to visualize their items in the space!  Now is a good time to pack up some personal photos for safekeeping.   Too much furniture can be overwhelming for a potential buyer—less is better.

Fix it!

Those household items that needed some attention – – now is the time to make those repairs such as re-caulking the tub, fixing the broken closet door, replacing the weather stripping, that annoying faucet that has been dripping?.  You get the idea!

Lighten up!

As a general rule, do everything to lighten the appearance of the home.  Raise the blinds, open the drapes and use light colors.  Repaint any room that is beginning to look shabby.  Don’t forget the light bulbs—replace burned out bulbs.

Outside—First Impressions Count!

Make sure the door bell is in good working condition.  If the mailbox looks “tired”—purchase a new one or paint the existing one.  Light fixtures should be cleaned & touch up painted or replaced if necessary.  Same with the front door—make sure it is clean & welcoming.   Mow the grass; trim the hedges, weed the flower bed–all of this makes a big difference with first impressions.

The Garage

The time has come.  Discard virtually everything in the garage that hasn’t been used in a year (think positive—will make it easier to pack & move later!).  Wipe down the walls, hose off the garage floor.

These are few suggestions–you know your home better than anyone.  Fix those things that have annoyed you!  If finances allow–consider hiring a professional cleaner to do a final clean . . .
